Ashdod Real Estate: Buy, Invest and Manage Your Property

A modern port city south of Tel Aviv, Ashdod stands out for its wide boulevards, long beaches and family-friendly planning. Homes here tend to be spacious apartments in recent buildings, often with balconies and parking. Shalev Properties has an office in the city, at 14 Sderot Yerushalayim, so you work with a team that knows the ground day to day, from the first search to the handover of keys.

Because we are physically based in Ashdod, we hear about homes that never reach the portals: sales between neighbours, owners who prefer discretion, resales in recent developments. We don't run an online catalogue. Share your budget and plans, and our local team will send you a shortlist of vetted properties, off-market ones included, and can view them for you the same day.

The best neighborhoods to buy in Ashdod

Ashdod is laid out in numbered districts, each with its own feel. These are the areas our buyers are most interested in.

The Marina

The area around the yacht harbour is home to recent, often high-rise residences with sea views, a promenade and restaurants at street level. Apartments and penthouses come with modern specifications. A popular choice for a seaside holiday home or a second home you want managed all year round.

The seafront

Along the beaches, a string of residential buildings offers apartments with balconies facing the Mediterranean. It's ideal if you want beach life while staying close to shops and schools, and it suits families and retirees relocating to Ashdod or spending part of the year there.

The newer districts

More recently developed districts in the north and south of the city offer new buildings, large family apartments, parks, schools and shopping centres. They attract young families and investors looking for a modern, practical home that is easy to let. Our Ashdod team helps you compare them against your priorities.

Buying in Ashdod from abroad

Many of our Ashdod buyers live in Europe, the UK or North America and are planning a future move or a family investment. Here is how a purchase from abroad actually works, and which costs to budget for.

  1. 1

    Search

We start with a call to pin down your brief: budget, the type of home you want, how you plan to use it in Ashdod (main residence, holiday base, rental investment) and your timing. From there we shortlist listed homes and off-market opportunities that we have checked first, so you only spend time on serious options.

  2. 2

Viewings, on site or by video

If you are in Israel, we arrange a day of back-to-back viewings. If you are abroad, we run live video tours: we walk the whole flat, open cupboards, test the light, film the stairwell, the street and the neighbours' view, and answer questions in real time. Nothing is left to the imagination.

  3. 3

    Offer and negotiation

Once you have chosen, we build a price argument based on recent comparable deals and the condition of the property, then negotiate on your behalf. Every step is confirmed with you in writing, in English or French.

  4. 4

    Due diligence by a lawyer

In Israel, both buyer and seller are represented by their own lawyer. Yours checks the Tabou (the national land registry), any mortgages or liens, building permits, the status of any extensions and the building's legal standing. We work with independent lawyers who are used to foreign clients.

  5. 5

    Signing the contract

Your lawyer negotiates and drafts the sale agreement: payment schedule, handover date, guarantees and conditions. Signing can be done in person or under a power of attorney if you cannot travel.

  6. 6

    Mortgage (mashkanta)

A mashkanta is an Israeli home loan. Israeli banks do lend to non-residents, under specific conditions. We put you in touch with specialist mortgage advisers who compare offers and prepare your file, ideally before you make an offer.

  7. 7

    Purchase tax and Tabou registration

Every buyer pays mas rechisha, the Israeli purchase tax, calculated on the price and on your status (first home, additional home, new immigrant). Your lawyer files the declaration, then registers the transfer at the Tabou so the title is legally yours.
