Herzliya Real Estate: Buy, Invest and Manage Your Property

Just north of Tel Aviv, Herzliya is where the coast turns residential and relaxed: villas with gardens, seafront residences, a lively marina and a tech hub that draws international executives. People buy here for lifestyle as much as for the long-term value of one of the country's most desirable addresses. We guide you from the first brief to the handover of keys, and manage the property afterwards if you live overseas.

The best neighborhoods to buy in Herzliya

Herzliya packs very different settings within a few minutes of each other. These are the areas our buyers look at most closely.

Herzliya Pituach

The city's most prestigious residential area, between the beach and the business district. Quiet, tree-lined streets, detached villas with gardens and pools, and ambassadors' residences make it the benchmark address for families who want space without leaving the Tel Aviv orbit. Ideal for a high-end primary home or a long-term family asset.

Nof Yam

A residential neighborhood north of Pituach, set above the coastline and valued for its peace and open views. Expect family houses and low-rise buildings in a green, more intimate setting than the central areas. It suits families and buyers who prioritise calm, beach access and a discreet community feel.

The Marina

Around the yacht harbour, recent residences offer apartments and penthouses overlooking the sea and the boats, often with services, parking and direct access to the promenade. Restaurants, shops and a mall are right on the doorstep. A popular pick for an easy-living seaside base that is simple to have managed while you're away.

Central Herzliya

The city's original core, east of the highway, has a genuine neighborhood life: a market, schools, local shops and transport links to Tel Aviv. Housing is mostly apartments in residential blocks, several of them part of urban renewal schemes. It's a sensible entry point for families and investors who want a Herzliya address on a more moderate budget than the coast.

Buying in Herzliya from abroad

Many of our Herzliya buyers live in the US, the UK, Canada or France and can't be on the ground for every step. Here is how a remote purchase actually works, and the costs to plan for.

  1. 1

    Search

We start with a call to pin down your brief: budget, the type of home you want, how you plan to use it in Herzliya (main residence, holiday base, rental investment) and your timing. From there we shortlist listed homes and off-market opportunities that we have checked first, so you only spend time on serious options.

  2. 2

Viewings, on site or by video

If you are in Israel, we arrange a day of back-to-back viewings. If you are abroad, we run live video tours: we walk the whole flat, open cupboards, test the light, film the stairwell, the street and the neighbours' view, and answer questions in real time. Nothing is left to the imagination.

  3. 3

    Offer and negotiation

Once you have chosen, we build a price argument based on recent comparable deals and the condition of the property, then negotiate on your behalf. Every step is confirmed with you in writing, in English or French.

  4. 4

    Due diligence by a lawyer

In Israel, both buyer and seller are represented by their own lawyer. Yours checks the Tabou (the national land registry), any mortgages or liens, building permits, the status of any extensions and the building's legal standing. We work with independent lawyers who are used to foreign clients.

  5. 5

    Signing the contract

Your lawyer negotiates and drafts the sale agreement: payment schedule, handover date, guarantees and conditions. Signing can be done in person or under a power of attorney if you cannot travel.

  6. 6

    Mortgage (mashkanta)

A mashkanta is an Israeli home loan. Israeli banks do lend to non-residents, under specific conditions. We put you in touch with specialist mortgage advisers who compare offers and prepare your file, ideally before you make an offer.

  7. 7

    Purchase tax and Tabou registration

Every buyer pays mas rechisha, the Israeli purchase tax, calculated on the price and on your status (first home, additional home, new immigrant). Your lawyer files the declaration, then registers the transfer at the Tabou so the title is legally yours.

Costs to plan for

Lawyer's fees

Your own lawyer, who runs the due diligence, the contract and the registration. Fees are agreed with them upfront.

Brokerage

The agency fee, set out in writing before any viewing, as Israeli law requires.

Purchase tax (mas rechisha)

Depends on the price and your buyer status. Your lawyer calculates it precisely for your case.

Survey and valuation

An engineer's inspection of the property and, if you take a mortgage, the valuation required by the bank.

New developments and off-plan in Herzliya

New supply in Herzliya is mainly upscale residences near the sea and buildings rebuilt under urban renewal in the city centre. Villa purchases more often involve an existing house to renovate or extend, which means checking permits and building rights carefully. Either way, we help you and your lawyer review the technical file, the developer, the bank guarantee and the timeline.

Rental yield and managing your property

Rental demand in Herzliya comes from tech executives, expat families and diplomatic staff looking for well-kept, well-finished homes. A villa or premium apartment needs disciplined management: tenant screening, garden and pool upkeep, repairs handled promptly. We have done exactly that for over 13 years, for more than 450 owners, with clear reporting for owners abroad.
