The best neighborhoods to buy in Tel Aviv

Every Tel Aviv neighborhood has its own character. These are the areas where our clients buy most often.

Neve Tzedek

Tel Aviv's first neighborhood outside Jaffa's walls, with narrow lanes and beautifully restored low-rise houses. Expect townhouses, small character buildings and a handful of recent luxury developments. It feels like a village, minutes from the beach and the HaTachana old station. A fit for buyers after charm and a truly special city base.

Rothschild / Lev Tel Aviv

The historic, lively heart of the city: a tree-lined boulevard framed by the Bauhaus buildings of the White City. Stock ranges from renovated older flats and restored listed buildings to contemporary towers. Everything is walkable, from cafés to offices and theatres. A natural choice for an urban home or a high-demand rental.

Old North (Tzafon Yashan)

A calm, leafy residential area between Dizengoff Street, HaYarkon Park and the sea. Plenty of family-size apartments in 1950s to 1970s buildings, many renovated or part of urban renewal schemes (TAMA 38). Popular with families for its schools, shops and everyday quality of life.

Ramat Aviv

North of the Yarkon river, near Tel Aviv University, Ramat Aviv offers roomier apartments, doorman buildings and newer blocks with parking. It's green, quiet and family-oriented. Best suited to families and buyers who value space and a peaceful setting.

Jaffa

The ancient port city to the south blends stone alleys, a working fishing harbour and upscale seafront developments. You'll find flats in restored historic buildings, lofts and new-build residences with services. Jaffa appeals to buyers who want authenticity, sea views and long-term upside.

Buying in Tel Aviv from abroad

Most of our buyers live in the US, the UK, Canada or Europe. Here is how buying in Tel Aviv from overseas actually works, and which costs to plan for.

  1. 1

    Search

We start with a call to pin down your brief: budget, the type of home you want, how you plan to use it in Tel Aviv (main residence, holiday base, rental investment) and your timing. From there we shortlist listed homes and off-market opportunities that we have checked first, so you only spend time on serious options.

  2. 2

Viewings, on site or by video

If you are in Israel, we arrange a day of back-to-back viewings. If you are abroad, we run live video tours: we walk the whole flat, open cupboards, test the light, film the stairwell, the street and the neighbours' view, and answer questions in real time. Nothing is left to the imagination.

  3. 3

    Offer and negotiation

Once you have chosen, we build a price argument based on recent comparable deals and the condition of the property, then negotiate on your behalf. Every step is confirmed with you in writing, in English or French.

  4. 4

    Due diligence by a lawyer

In Israel, both buyer and seller are represented by their own lawyer. Yours checks the Tabou (the national land registry), any mortgages or liens, building permits, the status of any extensions and the building's legal standing. We work with independent lawyers who are used to foreign clients.

  5. 5

    Signing the contract

Your lawyer negotiates and drafts the sale agreement: payment schedule, handover date, guarantees and conditions. Signing can be done in person or under a power of attorney if you cannot travel.

  6. 6

    Mortgage (mashkanta)

A mashkanta is an Israeli home loan. Israeli banks do lend to non-residents, under specific conditions. We put you in touch with specialist mortgage advisers who compare offers and prepare your file, ideally before you make an offer.

  7. 7

    Purchase tax and Tabou registration

Every buyer pays mas rechisha, the Israeli purchase tax, calculated on the price and on your status (first home, additional home, new immigrant). Your lawyer files the declaration, then registers the transfer at the Tabou so the title is legally yours.

Costs to plan for

Lawyer's fees

Your own lawyer, who runs the due diligence, the contract and the registration. Fees are agreed with them upfront.

Brokerage

The agency fee, set out in writing before any viewing, as Israeli law requires.

Purchase tax (mas rechisha)

Depends on the price and your buyer status. Your lawyer calculates it precisely for your case.

Survey and valuation

An engineer's inspection of the property and, if you take a mortgage, the valuation required by the bank.

New developments and off-plan in Tel Aviv

Tel Aviv has a steady pipeline of new projects, from residential towers to buildings rebuilt under urban renewal programmes. Buying off-plan often lets you choose your floor, aspect and finishes, with staged payments during construction. The flip side: the developer, the bank guarantee and the delivery schedule all need careful checking. We help you compare projects side by side.

Rental yield and managing your property

Rental demand in Tel Aviv is strong all year round, driven by young professionals, expats and families, so a well-located, well-run apartment lets quickly. Once you own, we can take care of letting, tenant screening, maintenance and reporting. It's what we have done for over 13 years, for more than 450 owners.

FAQ

Buying in Tel Aviv: your questions

Yes. Non-residents can buy freehold property in Israel on a foreign passport. The purchase is handled by an Israeli lawyer who checks the property in the Tabou, the land registry, before anything is signed.

Not necessarily. We run live video viewings, and you can sign through a power of attorney given to your lawyer. Many clients only fly in once, for a final viewing or to collect the keys.

Israeli banks do lend to non-residents (a mortgage is called a mashkanta), subject to conditions. We introduce you to specialist mortgage brokers who review your situation.

It is the purchase tax paid by the buyer. The amount depends on the price and your personal status. Your lawyer works it out and files it for you.

We can run the property end to end: letting, tenant selection, maintenance, rent collection and regular reports, so you stay in control without being on the ground.
