Netanya Real Estate: Buy, Invest and Manage Your Property

Netanya sits on sandstone cliffs above the Mediterranean, half an hour up the coast from Tel Aviv. With long beaches, a relaxed pace and a large international community, it is a favourite with overseas buyers looking for a holiday home, a place to retire or a family base in Israel.

The best neighborhoods to buy in Netanya

Netanya stretches along the coast through very different neighborhoods. These are the ones our clients favour.

Ir Yamim

A modern neighborhood in the south of the city, built around a park and close to the sea. Mostly recent buildings with elevators, parking and often a pool, plus family apartments and penthouses. It's quiet, well equipped and has its own mall. Ideal for families and buyers who want a newer home near the beach.

Seafront / Kikar HaAtsmaout

Netanya's historic centre around Independence Square and the clifftop promenade, lined with cafés, restaurants and shops. Housing ranges from older apartments to recent sea-view towers. Perfect for a lively holiday base within walking distance of everything, or for short-term rentals.

Ramat Poleg

A green residential district in the south, next to the Iris nature reserve and Poleg beach. Expect 1990s and 2000s buildings, cottages and generous apartments. It offers calm, good schools and quick highway access to Tel Aviv. A strong option for families relocating to Israel.

Agamim

A newer neighborhood to the east, laid out around ponds and green spaces. Buildings are new or under construction, with modern, well-specified apartments. Agamim draws young families and investors looking for new-build quality and upside in an area that is still taking shape.

Buying in Netanya from abroad

Many of our Netanya buyers live in North America, the UK or Europe and are planning a move or a second home. Here are the steps of a remote purchase and the costs to budget for.

  1. 1

    Search

We start with a call to pin down your brief: budget, the type of home you want, how you plan to use it in Netanya (main residence, holiday base, rental investment) and your timing. From there we shortlist listed homes and off-market opportunities that we have checked first, so you only spend time on serious options.

  2. 2

Viewings, on site or by video

If you are in Israel, we arrange a day of back-to-back viewings. If you are abroad, we run live video tours: we walk the whole flat, open cupboards, test the light, film the stairwell, the street and the neighbours' view, and answer questions in real time. Nothing is left to the imagination.

  3. 3

    Offer and negotiation

Once you have chosen, we build a price argument based on recent comparable deals and the condition of the property, then negotiate on your behalf. Every step is confirmed with you in writing, in English or French.

  4. 4

    Due diligence by a lawyer

In Israel, both buyer and seller are represented by their own lawyer. Yours checks the Tabou (the national land registry), any mortgages or liens, building permits, the status of any extensions and the building's legal standing. We work with independent lawyers who are used to foreign clients.

  5. 5

    Signing the contract

Your lawyer negotiates and drafts the sale agreement: payment schedule, handover date, guarantees and conditions. Signing can be done in person or under a power of attorney if you cannot travel.

  6. 6

    Mortgage (mashkanta)

A mashkanta is an Israeli home loan. Israeli banks do lend to non-residents, under specific conditions. We put you in touch with specialist mortgage advisers who compare offers and prepare your file, ideally before you make an offer.

  7. 7

    Purchase tax and Tabou registration

Every buyer pays mas rechisha, the Israeli purchase tax, calculated on the price and on your status (first home, additional home, new immigrant). Your lawyer files the declaration, then registers the transfer at the Tabou so the title is legally yours.

Costs to plan for

Lawyer's fees

Your own lawyer, who runs the due diligence, the contract and the registration. Fees are agreed with them upfront.

Brokerage

The agency fee, set out in writing before any viewing, as Israeli law requires.

Purchase tax (mas rechisha)

Depends on the price and your buyer status. Your lawyer calculates it precisely for your case.

Survey and valuation

An engineer's inspection of the property and, if you take a mortgage, the valuation required by the bank.

New developments and off-plan in Netanya

Netanya has a busy new-build market, particularly in the south and east, plus several urban renewal projects along the seafront. Buying off-plan lets you pick your specification and spread payments, but you need to check the developer, the bank guarantee and the timeline carefully. We help you separate solid projects from the rest.

Rental yield and managing your property

Netanya's rental market serves both year-round families and summer and holiday visitors, so the right strategy, long-let or short-let, depends on the area and the property. We manage both, drawing on more than 13 years of experience and over 450 owners.
